1200 Prospect Drive Parcel G

There is nothing quite like this remaining in a Colorado ski resort. Upper Prospect sits at the convergence of three chairlifts in Crested Butte Mountain Resort -- Painter Boy, Gold Link, and Prospect -- with 360-degree views of world-famous slopes, national forests, and mountain peaks. This roughly 6-acre parcel is the last true hospitality development-scale opportunity of its kind in the state. Priced below comparable sites across Colorado's resort markets, Parcel G carries previous entitlement history under the 2001/2002 approved PUD (Reception No. 521967) for: "Maximum of eighty (80) Residential Condominium Units. The GRFA shall not exceed an average of 2,000 square feet/unit or a total of 160,000 square feet." Plus "Commercial space: maximum of 33,000 square feet CRFA." Development will require new application. This is a chance to write the next chapter of Mt. Crested Butte, by building something the community can stand behind. This site offers a developer the rare position of shaping growth intentionally, in step with the town's character. Adjacent to the beloved Umbrella Bar, the seasonal gathering spot for skiers all winter and weddings all summer, the site is already woven into the daily rhythm of the resort. An established entitlement team is in place if desired, combined with land-use attorneys, local counsel, and metro-district attorney who have already assisted with entitlements in the area. All with metro districts for the Parcel already formed, in order to accelerate the path forward.
